High-rise reroof project finds success with technology

Technology ensured the tapered polyiso system was accurate, kept the project on budget and provided daily progress photos for the owner.

The Regatta at Vanderbilt Beach provides a carefree lifestyle to the owners and residents of the luxury condominium community located in Naples, Florida. Just 700-feet from the white sands of the Gulf Coast, the units offer beautiful views of Vanderbilt Bay and are ideally situated for taking in breathtaking sunsets.

Owners want to enjoy the warm weather of southwest Florida as well as the amenities offered by the community. They don’t want to have to worry about whether the roof will protect their homes and what system is the best solution for the building.

That condo association turned to RT3 member Target Roofing & Sheet Metal for help. One of the Regatta’s high-rise condominiums needed it’s 15,000-square-foot roof replaced. Rast Bryant, sales manager at Target Roofing & Sheet Metal explained that they decided to install a complete GAF roofing system using GAF EnergyGuard PolyISO, Liberty SBS Base Ply, GAF Ruberoid Mid Ply and Ruberoid HW Plus Granule Fire Rated Cap Sheet.

The project had some unique challenges. The flashing on the existing roof extended 34 inches up the wall and the entire old system needed to be torn off, including nearly two feet of lightweight insulating concrete that would be replaced with an insulation system that provided better R-value and drained correctly.

Once they reached the deck, it was time for the EnergyGuard PolyISO to be installed. Rast said that putting together the layers of insulation was similar to putting a puzzle together since the pieces had to be tapered to the existing drainage system to ensure it is promoting positive drainage. “Technology wise, we used a computer software called The Edge Estimating Software to help us design a taper package that is not only the most cost effective but was designed to create the proper flow to the drainage systems,” Rast explained.

Once insulation was adhered to one another and to the deck, crews installed the first ply of the modified bitumen sheet. Once the cap sheet was torched down, granules were placed over the areas of bleed out to ensure optimal performance.

Target Roofing & Sheet Metal used technology to assist throughout the project. “We used our project management software to track the project as it progressed. This platform created daily progress photo reports for us to send to our customers, tracked our materials and labor to ensure we stayed on budget, and helped us determine what percentage of completion we were at in order to adjust our overall company project schedules accordingly,” said Rast. “This platform also tracks product and labor warranties, annual maintenance scheduling and more for post-job follow up.”

Using free inspections to land more service business

Over the last decade, RT3 member Jobba’s team has had the opportunity to work with thousands of successful roofing contractors. Not surprisingly, many of them have stated that their continuous growth was a direct result of increasing their service and repair work while also providing an exceptional customer service experience.

Recognize the Need for “Free”

These successful roofing contractors all understood one thing – that in order to have a steady pipeline full of prospects for their sales team and increase their service work, they needed to offer free, no obligation roofing inspections to get those customers in the door first.

Roofing companies that offer free inspections end up getting much closer to their potential customers – a lot faster. And, they are starting off the relationship on the right foot by positioning themselves as an advisor, identifying current and future problem areas on their roof right from the start.

It’s important to keep in mind that some activities that may currently be unprofitable can pay off in the long run if the customers are good long-term prospects. Sales efforts in 2019 will have a long-term impact on sales and profitability in 2020 and beyond.

Provide Detailed Inspection Reports

One of the ways to stand out from the competition is to provide a detailed roofing analysis report upon completion of the inspection. An Inspection Report instantly gives you more credibility and will also allow the prospective customer to make an informed decision on their roofing work – without having to set foot on the roof. These reports will provide the condition of the roof’s membrane, flashings, perimeter edge and fascia, expansion joint covers, pitch pockets and penetrations.

Inspection Reports should also indicate the exact locations in addition to describing and prioritizing the roof work needed (emergency vs. remedial) with any related costs and photos. These reports can also be used in preparing and submitting requests for warranty repairs.

Offer Ongoing Service Agreements

Your Inspection Reports should also ALWAYS be accompanied with an ongoing roof maintenance plan recommendation or Service Agreement which will maximize the capacity and longevity of their roof.
By offering customers ongoing Service Agreements, you create “sticky” relationships whereby customers stay loyal and continue to generate predictable revenue.

Consider offering a dedicated Service Agreement that includes a 2-hour emergency arrival time and locked-in rates that they can incorporate into their roof’s maintenance budget.

Get Ready for More Inspections

As the demand for your roofing inspections grow, you need to be able to manage them efficiently and offer an experience that keeps your customers happy. Here are some ways to be more efficient and profitable:

  • Follow-up with inspection inquiries ASAP as they may be requesting a free inspection from multiple companies in the same day.
    Track your inspection results and see how they measure up (i.e. how many new customers do your free inspections yield?).
  • Create a template for your Inspection Reports in which you can include photos, date stamps and canned recommendations for each deficiency.
  • Create a template for your Service Agreement in which you outline the various roof maintenance options you offer.
  • Store and track warranty information.
  • Go paperless by granting your customers online access to project management tools that help them track job progress, expenses, costs and historical information for budgeting and future reference.
  • Provide automated inspection and service/repair status updates via text or email.

RT3 plans activities around the 2020 International Roofing Expo

Activities include a rooftop technology tour and a contractor technology educational panel.

Roofing Technology Think Tank (RT3), a group of progressive roofing professionals focused on technology solutions for the roofing industry, announced activities scheduled for the International Roofing Expo (IRE) 2020.

Dallas, Texas-based RT3 member KPost Roofing & Waterproofing will host members of RT3 at their corporate headquarters. The meetup will allow members to tour the facility of the official roofing partner of the Dallas Cowboys where they will learn about the types of technology that KPost uses in their operations.

RT3 will also host an educational panel on Tuesday, February 4 at 7:45 a.m. The session is titled Contractor to Contractor: Technology Innovation Panel and features five contractors sharing their successes and challenges with implementing technology into sales and marketing, operations, back office, health and safety and recruiting.

The panel will be moderated by RT3 member Heidi Ellsworth, Partner at RoofersCoffeeShop® and attendees will be able to:

  • Evaluate what technologies progressive contractors are using to help their business.
  • Identify what challenges came with implementation of technology and how they overcame it.
  • Evaluate how technology can make their business more efficient, streamlined and more profitable.
  • Meet other contractors who you can reach out to after the presentation for support and guidance in selecting technologies to implement in your business.

How to market your roofing company in a digital world

We are living in an increasingly digital world. I can still remember life without the internet, and my how things have changed! Art Unlimited has been around longer than the World Wide Web, and now we find ourselves fully immersed in this fascinating, always changing digital space.

It seems like every day there is a new rhythm to learn, and we often see companies fail to thrive when they don’t keep up. This may seem like a scary monster to fight off, but it can be easier than you think to join the circus without going crazy. All you need is a plan. We’re here to help you with that plan!

Step one: Go digital.

Living in a Digital World

First impressions for your brand were once limited to yard signs, vehicle wraps, flyers, and direct mail – also known in the marketing world as ‘traditional marketing.’ However, when the first website launched in 1991, the marketing world began to shift. Having a presence online is no longer optional—it is necessary to thrive and grow.

Here are four areas we will discuss:

  • Internet Presence – having your own website and having company profiles on third-party websites (such as GMB, Yelp, BBB, etc) is an essential way to manage and share your brand.

Benefits of Going Digital

We must continue to learn new things or risk becoming stagnant. A solid marketing strategy is no different. In the movie Tron, Dumont says, “All that is visible must grow beyond itself, and extend into the realm of the invisible.” Adding digital components to your marketing strategy may seem like growing into an invisible world, but they will give you enhanced visibility to potential customers and raise your brand awareness. Greater brand awareness can then bring you more leads while also lowering the cost to gain them.

Extend Your Internet Presence

If you don’t already, having a presence across the internet is a must to thrive in the competitive landscape of hardworking, talented roofers.

  • Your-domain-dot-com – A website with your company name as the domain is like a business office which is always open. Having your contact information, hours, available services, and photos of previous projects can help a person choose you over a different roofer. Adding one of the many AI bots means searchers can even ask questions – whether you’re manning the phones or not!
  • Third-Party Websites – Creating or claiming your company’s profile on websites such as Google my Business, Yelp, and BBB will give your brand an even further reach. Your information should be the same on each site, as well as your own. This will let search engines know you’re trustworthy so they start sharing your information in searches. It allows previous customers to leave reviews for potential customers to form a positive impression of your business before they even pick up the phone.

Creating Fresh Content

Search engine bots are constantly scanning websites to see what new information there is to be consumed by the billions of people entering queries. According to stats compiled by an internet statics company, Google processes over 7-10 billion search queries a day worldwide, and 15% of those queries have never been searched for on Google before. The algorithms used to find content to answer these searches are changing almost every day.

Is it any wonder that a website drops in search ranking when it is not publishing new content regularly? How can you stay on top of keeping your website current and relevant? The good news is you don’t have to make changes every day! Publishing 2-3 blogs each month about topics you are an expert in can go a long way. If you don’t know where to start or are crazy busy, you can hire someone to write and publish blogs for you.

Working on your website’s SEO value a little each month can also help immensely. SEO (Search Engine Optimization) can seem tricky, but let me explain it this way: Search engines are always on the lookout for answers to the questions they receive. SEO is making a website visible to the search engines (by updating relevant pages with the keywords and content people are looking for)…much like introducing friends at a party!

Becoming a Social Butterfly

Being a social butterfly generally means flitting from event to event, interacting with whomever you meet, and being an asset to the lives you are interacting with. Now, owning that strong social presence could include having profiles on Facebook, Instagram, LinkedIn, Twitter, YouTube, or Pinterest, to name a few. We have seen how building a brand on social media isn’t often used by roofing contractors.

What does this mean for you? If you build your brand on one or two social platforms (no need to spread yourself thin!) you could have a presence and be an asset to your community in a place where your competitors aren’t focusing – giving you the upper hand and a pool of leads for your company!

Paid Ads

There is a right way and a wrong way to do paid ads. Knowing who your dream customer is and what they are searching for when they need roofing help can help you dial into where to place your ads and how to word them. As they are tooling around the vastness of the internet and seeing your brand in strategic places, they will start thinking of YOU when their roof springs a leak.

Growing your brand and converting digital interactions to in-person customers is a long-term process. Patience is a virtue, even in this digital age. The important questions to ask when selecting roofing software

The question is – are you asking the right questions about potential roofing software?  Every day contractors encounter companies selling the next best thing to grow their roofing business. Sure, it can sound great, but it’s so easy to get lost in the minutiae of choosing a software and end up going down several trails that really do not pay dividends for the big picture – a stronger, more profitable company. The right software can relieve many of your pain points, like labor tracking, productivity, diversification, job profitability and more.  But, you need to ask the right questions to ensure you choose the right product.

As roofing companies are looking for the right software there are many questions to consider. Here are 7 tips and questions to help:

1. Labor Tracking
You will want your roofing software to include labor tracking features. This will not only help with getting invoices out faster, but it will assist you with having a clearer understanding of your job ROIs.
Question – Does the software track labor?

2. Customer Data
There are several Customer Relationship Management (CRM) systems and many of them integrate with project management software. Some systems offer customer portals where you can share data, photos, job progress, inspections and invoices with customers at their convenience.
Question – Does the software offer a customer portal?

3. Mobile and Table Use
It does not seem possible to survive in today’s world without a smart device and that is especially true when it comes to business. Smart phones allow contractors to be in touch with their customers immediately – giving them a clear edge when it comes to customer service.
Question – Does the software work on all mobile and desktop platforms?

4. Cloud-based Access
Today, it’s all about communication.  Progressive contractors can operate and communicate with customers and employees from anywhere, anytime. This is only possible with cloud-based solutions. 6. Estimating
Advancements in estimating software, as well as the introduction of cloud-based access, enables strong estimating technology for virtually any size roofing contractor. Not every solution will fit every business right out of the box so it’s important to understand your company’s needs, how the technology fits into your existing processes and what new efficiencies can be realized through the implementation of an estimating tool.

7. Implementation
The most important thing you can do before purchasing any new technology is to take the time to do your research. Talk to other contractors you find through roofing associations or networks and see what has worked for them. You can also look at online reviews and utilize free trials to try out and get a full understanding of the options that are out there and how they are implemented.
Question – How will this work for the company/employees and how easy will it be to implement?

RT3 Member’s Unique Connection with the Ronald McDonald House Charities

Charles Antis shares why the Ronald McDonald House means so much to him.

With twins six weeks premature, Charles Antis and his wife were frightened and stressed.  Charles, founder and CEO of Antis Roofing and Waterproofing recalls the long drives back and forth to the hospital to have skin-on-skin time with his newborns.  In addition to being concerned about his children, he was afraid to talk to the Ronald McDonald House because he didn’t want to admit to being one of those families with sick children.  However, when he shares his story he expresses his gratitude for the Ronald McDonald House Charities (RMHC) stating, “You taught me that if I can stay close to my kids then we can heal.”

The Ronald McDonald House is a home away from home for the families of critically ill or injured children.  Opening in 1989, the Orange County Ronald McDonald House (OCRMH) is a place of comfort when it is most needed.  These houses are near the hospital where children are receiving care.  They provide families with meals, private rooms to sleep in, and they foster a sense of community as families are able to interact with others as they go through difficult times.  Just last year 805 families stayed in the house.

Now, Charles serves on the board of the OCRMH.  He shares, “I’m fortunate to serve as a board member and contribute to the House’s mission to provide a safe haven for families of critically ill children.”  Having visited the Ronald McDonald House in Orange County a few years ago, he learned there had been no roof maintenance for seven years. Owning a company who values charity and social responsibility, Charles wanted to help.  He offered to donate support and seal any potential leak areas.

Since then, Antis Roofing has adopted the roofs of 165 stand-alone Ronald Mcdonald Houses throughout the United States.  Contractors from the Roofing Alliance and National Roofing Contractor Association (NRCA) committed to the upkeep of one or more roofs.  They provide inspections, repairs, and other maintenance services for these roofs.  It is necessary that the RMHC homes are safe and water-tight to keep the families of sick children protected in their time of need.  And now they have plans to increase the size of the OCRMH by nearly 4,000 square feet to serve even more families so no one gets turned away.

With a unique start to their relationship, Antis Roofing and the Ronald McDonald House Charities have developed a great partnership.  The RMHC had a lasting impact on Charles seeing as they allowed him and his family to stay close and feel a sense of relief when they needed it most.  Antis Roofing is encouraging others to help expand the house stating, “Let’s come together, to double the love, double the house, so other families in need can stay close to their critically ill children.”
